



Carmel Avenue Transitional
When this family purchased their home, they saw potential but quickly encountered a significant challenge. The existing basement did not qualify as habitable square footage under current planning and building codes, limiting how the home could support their growing, modern way of living. Rather than compromise their vision, they asked a bigger question: How could this house truly work for us? Two paths were explored. One involved excavating the basement to meet required ceiling heights; the other involved lifting the house and creating a new level beneath it. After careful analysis, both approaches proved comparable in cost. Raising the home approximately four feet ultimately offered the greatest opportunity, unlocking generous ten-foot ceilings and allowing the kitchen, dining, and living spaces to come together on a light-filled first floor designed for daily life and gathering. Bedrooms remained above, preserving privacy and quiet. Natural light became a guiding force throughout. Window placements were carefully calibrated to bring daylight deep into the interior, creating moments of warmth and ease as the day unfolds. A new stair became both a functional connector and a sculptural moment, defined by soft shadow reveals, cascading light, and a custom metal railing, while discreetly incorporating storage below. Material choices were made with comfort and longevity in mind. Natural wood surfaces add warmth and texture, balanced by deep grey-blue cabinetry set against a calm, neutral backdrop. In the powder room, hand-painted Fireclay tile introduces a note of character and craft, with the room's proportions shaped specifically to achieve a harmonious composition. Upstairs, cathedral ceilings enhance the sense of openness, while the primary suite is defined by light-filled corners, low window sills, and custom millwork detailed with subtle bands of wood. The exterior combines stucco with kiln-dried wood siding, adding depth and texture while remaining understated. At the entry, an outdoor room with a built-in bench and trellis creates a welcoming threshold. That trellis pattern reappears at the rear deck, extending the sense of continuity as the home opens toward a custom garden.
